Opportunity begins with a different way of seeing.

Not every commercial property makes its potential obvious. A vacant site, dated building or difficult parcel can be hard for owners, investors and brokers to envision beyond its current condition.

An underused former service station is reimagined as a contemporary neighborhood destination incorporating convenience retail and electric-vehicle charging. The concept explores how an existing roadside commercial asset could acquire a new identity and purpose.

Located near Centro Médico del Noreste, this exploratory study considers how a constrained roadside parcel might accommodate a distinctive medical-office building. Three alternative architectural concepts demonstrate different massing, facade and parking relationships.
